Cleveland, OH – July 7, 2026 – Saint Luke’s Foundation today announced the selection of City Architecture as the architectural firm that will design its new headquarters building at 10804 Woodland Avenue in Cleveland’s Woodland Hills neighborhood. The selection marks a significant milestone in the Foundation’s community-led planning process, which began in the summer of 2025 and engaged more than 300 residents and community members before a final decision was made.
City Architecture, a Cleveland-based firm with more than 35 years of experience designing people centered spaces across Northeast Ohio, was chosen through a competitive process that drew applications from 21 architecture teams from across the country.
“Selecting City Architecture is about more than choosing a design firm. It is about honoring a promise we made to this community, that this building would be guided by the people who live and work here, not imposed on them, “said Tim Tramble, President/CEO of Saint Luke’s Foundation. “This marks a new era for the Foundation, one where we are present not only in the grants and awards, we make, but in physical form, with a ground floor presence that is visible and woven into the daily life of the neighborhood. We see our new home as one link in a growing chain of investment taking shape across these blocks, and we are excited about the role it will play in neighborhood transformation and in the health and well-being of the families who surround it. This headquarters will be a physical declaration of what Saint Luke’s Foundation believes: that health equity demands access, and access requires doors that are open.”
“This is a historic moment for Saint Luke’s Foundation and for the neighborhoods we serve. For nearly three decades, this Foundation has invested in the well-being of families and residents across Cleveland’s east side, and now we are making a visible, permanent commitment, planting ourselves in the heart of the community we exist to serve” said Dr. Teresa Dews, Board Chair of Saint Luke’s Foundation. “The board is proud that City Architecture was the choice of the community itself. This building will stand as a testament to what becomes possible when residents are trusted as true partners in shaping the places that serve them.”
A COMMUNITY-GUIDED SELECTION PROCESS
The selection followed three phases of engagement spanning more than six months. In August 2025, the Foundation hosted a community outdoor event on the future headquarters site to gather resident priorities. In November 2025, ‘Design and Dine’ at Morning Star Baptist Church brought over 150 residents, strategy partners, and community stakeholders together to engage directly with four finalist firms, Bowen+, City Architecture, Colloqate, and Moody Nolan, and cast votes. Of the participants who completed participated, over 50 percent selected City Architecture as their top choice.
The Foundation extended the process further through Community Pulse Checks held in December 2025, at various locations across the foundation’s footprint and through the Lift Every Voice 216 digital platform, reaching an additional 100+ community members. City Architecture received the strongest support across all engagement formats. Community members consistently cited the firm’s deep roots in the Woodland Hills neighborhood, its design concept centered on “home” rather than an institutional building, and its emphasis on outdoor spaces, intergenerational programming, and multiple welcoming access points.
“We are honored to continue our work in the Woodland Hills neighborhood alongside Saint Luke’s Foundation and the many residents, organizations, and partners who have already helped shape this vision,” said Katie Veasey, AIA, NCARB, Principal/Partner City Architecture. “Saint Luke’s has demonstrated a deep commitment to listening to and investing in community, and we are excited to bring together a talented team to help translate those values into a welcoming, mission-driven home that supports the Foundation’s work for generations to come. Our team looks forward to creating a place that feels more like a home than an institution and reflects the strength, history, and aspirations of the community it serves.”
ABOUT THE NEW HEADQUARTERS
The new 21,000 – 25,000 square foot headquarters will serve as both the Foundation’s administrative home and a vibrant community resource, with space dedicated to community programming, flexible gathering spaces, and neighborhood-serving amenities. The building will rise on a formerly vacant, Foundation-owned site across from the Woodhill Homes Choice Neighborhoods transformation, a $47 million federal investment reimagining the area into a mixed-income community. A distinct development independently owned by the Foundation, the headquarters is designed to complement that effort and the wider wave of investment taking shape nearby, from the Opportunity Corridor to the Larchmere district, while anchoring the Foundation close to its historic Saint Luke’s campus.
Construction is anticipated to begin in 2027. The Foundation is finalizing project costs with an emphasis on the responsible use of resources. The Foundation will refine the full project timeline during the design process; it remains subject to financing, market conditions, final design, and construction costs. To guide design, budgeting, and construction, the Foundation has engaged Harlan + Associates as its owner’s representative, providing independent oversight with an emphasis on cost efficiency and the
responsible use of resources.
WHAT COMES NEXT
With a design partner selected, the Foundation will enter a tiered design and engagement phase. It will begin with its board, staff, and other community stakeholders to confirm operational needs and define the project’s scope, keeping the work focused and cost-conscious. From there, the Foundation will engage residents living closest to the site, followed by the broader community across the Saint Luke’s
footprint, carrying forward the input gathered throughout the selection process.
